Property description

Our System Goes Live 01/12/2018

Do not rely on our database until this date.

If you have booked OR you are planning to book any accommodation in Thailand for a period of less than 30 days this will affect YOU.

Many agents are taking your money and trying to trick you into staying in illegal short term property rentals throughout Thailand without your knowledge.

This must STOP.

With so many inspections and closures of all accommodation types in Thailand including Hotels, GuestHouses, Condominiums, Villas and many others you will see marketed by AirBnB, Expedia, HomeAway, Agoda, TripAdvisor, Booking. com, Hotels. com, VRBO and many more. You need to check.

These rentals are illegal:

  1. Your accommodation maybe closed prior to your arrival.
  2. You may get a last minute notice of booking cancellation
  3. Your accommodation maybe inspected by Police, Army and Local authorities at any time during your stay.
  4. You maybe told to leave your booked accommodation and forced to find different accommodation.
  5. Your travel insurance maybe invalid if making a claim.

To ensure your booking agent will agree to full financial coverage for any/all losses you incur through their listings of illegal accommodation  you should Confirm Booking.

We will notify your booking agent and the accommodation provider automatically.

If you then experience any problems during your holiday you can relax in the knowledge that you have legally submitted evidence to support your claim for compensation.

We are happy to provide your legal proof if making a claim. FREE Data Download.

If you have not yet booked your accommodation but can see it has no licence in our database. You should send a message to the host or hotel manager for details of their Hotel Licence.

If your accommodation is not shown in our database then it is very unlikely that they have any licence for accommodation rentals and should be thoroughly checked before you make any payment.

These listings are advertised on all the major OTA's even though they are illegal and you could have your holiday ruined.

Because they want hosts commission, and they want service charges from YOU.

Ensure you are legally protected & covered by Confirming YOUR Booking. HERE
